KCV Capital (KCV) was founded in 2004 to assist commercial real estate owners in creating liquidity on properties burdened by mortgages with large defeasance, or prepayment, penalties.

Oftentimes conduit borrowers, especially from the 1999-2001 vintage, are locked out from selling or refinancing their properties due to stiff prepayment penalties, which can approach 20% of the unpaid loan balance.

KCV has assembled a partner network of over 200 leading institutional real estate investors and lenders that allows KCV to create structures that allow the property owner to achieve maximum liquidity without violating any covenants on the existing loan.

The new capital can be used for:

• Purchase or development of additional property
• Buyout of limited partner
• Investment in deferred maintenance or leasing costs to stabilize property
• Saleof property through debt assumption

KCV’s founder is a seasoned financial services executive with over fourteen years of relevant experience.
